How Does the German Annuity Loan (Annuitätendarlehen) Formula Work?
In Germany, residential property purchases are predominantly financed using an annuity loan (Annuitätendarlehen), regulated under §34i Abs. 1 GewO. Under this mathematical structure, your annual total payment equals the initial loan amount multiplied by the sum of your nominal interest rate (Sollzins) and initial repayment rate (anfängliche Tilgung). For example, a €400,000 property purchase in Berlin financed with an 80% loan-to-value ratio (Beleihungsauslauf) requires a €320,000 mortgage. If the nominal rate is 3.5% with a 2.0% initial Tilgung, your total annual payment is €320,000 × 5.5% = €17,600, translating to exactly €1,466.67 per month.
